Listing Services

$250

  • Input the listing into the MLS using a prior listing, tax records, or a completed MLS data sheet

  • Upload all necessary documents: photos, seller disclosures, bill of sale, covenants, etc.

  • Enter showing instructions into your preferred showing system (Instashowing, ShowingTime, or another)

  • Make ongoing updates in the MLS throughout the transaction - price changes, open houses, status changes, new photos, you name it

  • Track down and obtain any missing signatures on listing agreements, disclosures, or required forms

  • Schedule cleaning and/or staging if needed (agent or client pays)

  • Schedule and order photography, drone shots, and measurements (agent pays)

  • Create a professional brochure and flyer (PDF provided)

  • Send your seller a virtual thank-you note along with links to all the major sites where their home is featured (Zillow, Realtor.com, etc.)

Sellers Contract to Close $400

  • Review  Listing Agreement and related documents for any missing info or signatures

  • Coordinate delivery of earnest money check

  • Obtain copies of earnest money checks for your records

  • Obtain signed copy of earnest money agreement, if applicable.

  • Email executed documents to your client, lender, and title company

  • Send a professional introductory email to all parties with next steps and key details

  • Maintain consistent communication with the other agent, lender, and title company throughout the process

  • Track key deadlines (inspection period, financing, closing) and add them to your calendar

  • Draft/send amendments for electronic signature

  • Confirm repair requests executed and obtain receipts

  • Order home warranty if applicable and provide invoice to title

  • Order septic inspection if applicable and provide invoice to title

  • Order survey if applicable and provide invoice to title

  • Obtain utility information for the buyer’s agent

  • Confirm appraisal is ordered, scheduled, and completed

  • Track progress toward Clear to Close

  • Confirm closing disclosure or settlement statement is sent for signatures (agent/lender handles final approval)

  • Confirm final walk-through is scheduled

  • Send a thank-you note and review request to your client (if you’d like me to!)
